Scottsdale, Arizona - Where the Living is Easy

Scottsdale Arizona, is internationally renowned as a major resort destination despite barely squeaking into the top 100 of U.S. cities in terms of population. No Virginia, size is not everything.

Although its nickname is "the West"s Most Western Town" I have to say that really is a misnomer. In fact, construction of new horse corrals was all but banned back in the 70's. Call me old fashioned but to be "Western" I think horses should factor into the equation somewhere. The only re-shoeing going on in Scottsdale today is a trophy-wife exchanging her Blahnicks for Jimmy Choos!

That being said, Scottsdale truly is a treasure. It has been written that in terms of entertainment and culture, Scottsdale ranks at #3 behind Los Angeles and New York. As someone who has lived, at length, in all three places, I have to say that Scottsdale is most definitely on the ascendancy; indeed it may already have surpassed L.A., in this humble scribe's opinion. Certainly, theatre, dining and entertainment are L.A.'s equal, but housing costs are much lower, and the traffic here in Scottsdale is a breeze compared to the grid-lock that L.A. has become.

It is also the reason that many wealthy people, and in fact several celebrities, have chose Scottsdale for their second home. Spectacular estate homes in Scottsdale are available for a fraction of the cost of comparable homes in LaLa land. Of course, many are of new construction with all the attendant modern conveniences that would be expensive retrofits in Los Angeles. Plus we still have abundant land available here in Scottsdale, a situation not available in L.A. for many years.

Scottsdale is also well served by its own airport as well as Phoenix International Sky Harbor Airport just minutes away. Of course, the northernmost boundary of Scottsdale abuts Carefree,(which also has its own airport) even so it is still a scant 30 minute drive to downtown Phoenix.

Believe it or not, when the town of Scottsdale was incorporated in 1951 it was just one square mile. Today, it covers around 184 square miles.

As testament to its status as one of the premier golf and tourist destinations in the world, Scottsdale is home to the annual FBR Open Golf Tour, the most attended PGA event on the tour.

It is also home to the world famous Barrett-Jackson Collector Car Auction, plus a host of lesser auctions staged at the same time, such as Russo and Steele and Kruse.

While it is true that it can be an expensive place to live, it should be remembered that the older parts are quite affordable and are enjoying something of a renaissance. One of the benefits of the cooling real estate market, is that for some who felt the ship had sailed forever in 2004 and 2005, there is a second chance to grab a piece of the dream.

Whether your interest is cars, horses, museums, art, theatre, entertainment, shopping, nightlife or golf, there is something for everyone in Scottsdale, Arizona.

Email-Lead Grabber – A Perfect Tool To Increase Your Conversion Rate Of Online Leads

A recent survey concluded that 90% of all real estate agents don't respond to their online inquiries.

Prospective online clients generally collect information for a potential purchase. They are accustomed to collect information freely but reluctant to provide valid contact information. Because of this many real estate agents get frustrated and they consider online leads as a waste of time.

This is a huge mistake as a Forrester Research shows that “The Realtors who respond promptly to an online inquiry, have 10 times greater chance of signing the prospect as a client.” The startling truth is unless you are constantly following-up on prospects, you are literally throwing away your rolls of money!

Now the problem is how to follow continually-up with interested prospects?

It is not practically possible to call or email every single lead.

Imagine, a simple yet powerful, automated tool that would work for 24 x 7 turning your online prospects into lifelong, loyal customers. Fortunately we have developed email-Lead Grabber to make your dreams come true.

email-Lead Grabber (previously known as Web Response Grabber) automates processing of email leads. It automatically downloads email leads submitted through online forms and various 3rd party websites, extracts specified information and transfers it instantly to your contact manager. It also schedules activities and sends auto response emails.

The realtors who used our software to respond to online inquiries agreed that they are able to reach leads faster than before get more prospects signing up with them than others in the other real estate industry . email-Lead Grabber enables realtors to engage with prospects in an automated, timely and effective manner. It really is that simple and it is a definite competitive advantage for increasing customer satisfaction.

Flipping Destin Real Estate

Florida is a fantastic place to seek out properties to flip. Not only is the real estate market here booming, but there are numerous properties that can see a great ROI with just a little TLC. Flipping homes in Destin is much like flipping homes anywhere else with the added bonus of having the amazing reputation of Florida to back it up. This is simply one of the best places in the world to live. What the rest of the world calls summer we call winter, and the summers? Those are something else entirely.

Smart investors know that Florida is one of the hottest real estate markets in the world. However, most don't realize the drawing power of areas other than those with the major tourist attractions. It is difficult to break into the real estate market in areas like Orlando and Tampa. Destin, on the other hand is home to a comparatively inexpensive, but just as valuable host of homes. With beaches that stretch for miles and crystal blue ocean, this area is a tropical dreamland.

As with any home, its a good idea to assess the amenities and aspects of the home that could use some upgrading. A little bit of work can yield a lot of results if done correctly. Cosmetic touches like new paint and landscaping also translate into profit nicely. Considering the interior, it never hurts to install new appliances and redo some floors. Typically the flooring in homes is the most likely suspect for being out of date or in need of replacement. High traffic and years of cleaning solutions can wear heavily on any surface and replacing the floors can add new life to a home like nothing else.

Everything A Real Estate Agent Doesn't Want You To Know - Who Has Control Over Your Deal Anyway?

Okay home buyers and sellers, It’s that time of year again! Time to think about doing what people always do, year after year, in the same predictable way as always. What is that you ask?

Home sellers will call real estate agents to come out to their house to sell them on signing a long-term listing contract with a 50/50 chance of getting hooked up with an under-performing, part time quasi-lazy sales agent who sells real estate (maybe) to "augment their income". That’s right, home sellers all over America will be duped into dumb deals with fast talking agents who will simply throw their listing into the MLS (multiple listing service) and hope another agent gets lucky and sells it for them. The same old stuff, year after year…

And home buyers too… they will call real estate companies to "inquire about homes" and end up spilling their financial guts out to some para professional, part time real estate sales person (who typically "legally" represents sellers and not buyers) and from there it goes downhill in favor of the agent. That’s right! The agent will have you sign enormous amounts of disclosures and other documents in the process of finding all they need to know about your financial wherewithal to buy a home, information that should really be kept confidential until the (right strategic time for the buyer), not the agent. Nope, that’s not how the real estate people play home buyers. They send them to "friendly" loan officers to get pre-qualified for a home loan and by the time you go out to look at houses, the agents know way more than they should about you, your numbers and your buying strategies. The result? You will pay several more thousands of dollars then you should… money you should have, could have and would have kept in your pocket if you only knew how to play the game. But you don’t and they do and you lose, whether you realize it or not, every time.

And you can forget about the crooked little buyer broker too… that’s a scam if I ever saw one and fodder for a future article. I will say this about buyer reps: how can a real estate agent sign a listing contract to represent the "best interests" of a home seller and a buyer rep agreement to represent "the best interest" of a buyer at the same time? They can’t unless the buyer rep does not represent sellers whatsoever. Even then, it’s a little shaky for the buyers.

What’s the result of this mess? Home sellers waste time and money, buyers spend to much money and the real estate agents earn big fats commission checks whenever they get around to having someone else sell a home for them.

There is so much home buyers and sellers don’t know that I had to write two books, one for buyers and one for sellers called "Everything A Real Estate Agent Doesn’t Want You To Know" to cover their bases effectively. There are so many problems lurking in the real estate system that it will simply blow you away… and it costs consumers billions of unnecessary dollars each year playing the game according to the stupid rules WRITTEN by "licensed sales agents". Now, what’s wrong with that picture? I’ll tell you what is wrong with that picture…

CAVEAT EMPTOR or buyer beware. Whether you are a home seller or a home buyer you better know what you are doing because if you get screwed, well, that is your own fault. How could that be you ask? Because the NAR (national association of realtors) is one of the largest special interest groups in the nation and they have squeezed congress to write real estate laws in their favor. Which means, if you make a bad decision in a real estate deal, shame on you, that’s your bad, not theirs. You should have known how to play the game. That’s fair isn’t it? They have real estate licenses… but you are on your own…. That’s fair!

Arizona Real Estate And The Importance Of Remodeling

Being a Realtor with Coldwell Banker Residential Brokerage and after viewing so many homes with many clients, remodeling your home may be of paramount importance. In and out of so many homes, people seem to want the newer, more modern style.

Many homes in the Scottsdale, Arizona area are getting older and there is hardly any land left to build new homes. There is plenty of land in Arizona to build new homes, but most of the building is going up on the outskirts of Phoenix in cities such as Surprise, Queen Creek, Casa Grande, and Anthem.

The people that want to buy in Scottsdale are not going to be able to buy a brand new home unless they knock the home down with a bulldozer and start from scratch. If you are a home owner, here are some suggestions that may help increase your re-sale-ability. Granite counter tops in the kitchen would probably be your number one. Try to make sure that the granite you pick out compliments the paint in the kitchen. If the paint in the kitchen is out-dated, you may want to consider re-painting the kitchen, and doing granite counter tops.

When discussing flooring, it seems every one prefers tile over any other type of flooring. Tile in the bathrooms and kitchen would be a great place to start. The really big twenty four inch tile is more popular than small tile. When thinking about doing tile in your home, ask a professional tile expert about which tile would look best. There are so many minor cosmetic things a home owner can do to make the property look more desirable.

So many homes appearances are absolutely destroyed by paint issues. People get bored, or they think they are professional painters, and decide to paint a room bright purple, or pink, or green. There is no problem with painting a room a color you like, but if you decide to sell the home, have all the walls re-painted back to the original colors of the home. Paint is such a cosmetic item, and such an easy fix. If possible, try to have the entire house one color such as white or light beige. It may not be a good idea to have dramatic colors through out the home. Your taste in style is probably not the same as the people that are coming to view your home that may possibly purchase your home.

Light fixtures are a relatively easy fix. Out dated or old light fixtures can be easily replaced, and are relatively cheap. Old corroded faucets in the kitchen and bathrooms is also a relatively easy fix, and not too expensive. Electrical outlet covers, probably the easiest of all, can be replaced extremely easily. If they are cracked or missing, take the extra time to replace them.

When someone purchases a home in Arizona, ninety nine percent of the time they are going to do an inspection on your home. When the buyer does an inspection on your home, their inspector is going to notice every small detail. Many reports include problems such as slow draining sinks and bath tubs, electrical outlet covers cracked or missing, light bulbs out, doors do not open and shut properly, cracked tiles on roof and many other minor issues. The fewer things an inspector puts on a report, the better that is for the seller.

Major remodeling projects might include adding a pool, or a basketball court, or a putting green, or even a playground type structure for the kids. A pool would be an extremely lovely upgrade for a home in Arizona with out a pool. It is so hot in Arizona, and homes with pools are not as common as one would think.

Unfortunately, no guarantees can be made that any of the above mentioned items will increase your property value, or guarantee that your home will sell. There are never guarantees when discussing Real Estate. The above mentioned items may or may not help when selling your home. Do not attempt any of the above projects without consulting with a licensed, insured, trained professional first.

Agents And Brokers Ad Value Estimator Buttons To Their Real Estate Web Sites

Why real estate agents are adding things like "value estimating buttons" to their web pages.

For a short time, some of the large “display” and “lead generation” real estate sites have tried to reduce valuing a home to a programmers equation. The surfer enters an address or some other identifying data, and voila! - a value appears. Unfortunately the value is often very incorrect. So, why are real estate agents adding “Value Estimator” buttons to their pages?

The addition of this type of "resource" to agent web pages is inevitable. As technology evolves and as agents learn more about how to use technology and as they learn more about how to provide information to the surfing public, they will make changes to their own web pages that will encourage surfers to visit. The move from the large real estate site has already begun. In April of 2007, the Northwest MLS and its 27,000 member real estate licensees will stop feeding their listings to sites like Realtor dot Com.

Agents are learning how to make their pages more effective by optimizing for search engines, advertising their domains, and by providing better local content than the conglomerates. "Value Estimate" buttons are a current example of these lessons learned. An “estimating formula” can be put on any web page for a “generic” valuation. It incorporates, assessment (each town can be near or far from market value), recent sales, recent sale to list price, days on the market, etc. The value is different for each town (and each agent) because the variables are different and are valued differently by agents.

Most agents and brokers have a similar formula in mind when they speak in general terms about a property. Because they are in their market on a daily basis, they can easily modify the weight that the variables have on their formula. Some of the variables they consider are list to sell percentage, days on the market, and assessed value when it is current. When the larger conglomerate sites started putting "Instant Value" estimates on their pages, agents and brokers looked for a way to provide a similar estimation equation.

Whether they use one they have developed themselves or use one of the free ones that are available, agents and brokers are adopting the technology that surfers are looking for. The struggle for most of the larger sites is, that evolving technology is available to everyone, and even the smallest companies often have very useful and informative local websites.

Many surfers are also starting to appreciate the ability of a local web page to provide much more relevant and current local information about listings, taxes, schools, and businesses. Although many people use real estate as an excuse to surf the net, real estate has become one of the items consumers expect to be able to research when they get serious about buying or selling. Agents and brokers are quickly providing new information and improving their sites in order to make themselves more useful to consumers. Many brokers and agents often surf other company pages for technology ideas as well as "pocket listings".

Because real estate will always be a "one-off" purchase item, mathematical equations or computer programs will never produce a very accurate value. Market conditions, property conditions, location, social prejudice or preference, and many other variables make correctly valuing a property more than math. Equations are only as good as their variables - ask any economist, statistician, or pollster. And everyone knows (even if they don't admit it) that there are unseen preferences for location that are only understood by humans.

But, the surfing public likes to see things like the "Instant Value Estimator" button on a site, so agents and brokers are adding them. For every value that is near the target price of a home, there are many times that many values which are completely incorrect, and until computers become intuitive, most intelligent consumers will consult a human that knows the values in their town better than the button. As long as the "Value Buttons" aren't taken too seriously, they can be fun to use.

There are many other unique things on local agent pages that help consumers. Things like Lava Flow Maps, Pollution Reports, or explanations of the difference in a Septic versus a Sewer system are a few examples. Local real estate pages are usually the best source for real estate information, and agents are working hard to improve them for consumers.

So have fun with the button. And don't worry when thousands of agents and brokers pull out of the big sites. It is a natural evolution of the Internet, because agents are able to provide better resources on their own pages for consumers locally.

REO A Great Way To Buy Real Estate At Below Market Value

REO property is one of the best ways to buy real estate at below market value. REO means real estate owned by a bank. When the owner of a property does not pay their mortgage the bank that holds the mortgage sends a notice to the owner of the property. This notice lets the owner of the property know that the property is delinquent. Delinquent means all the payments are not up to date. If a property stay delinquent for a significant amount of time witch can be from one to three month, the bank will take possession of the property.

This time can vary from state to state. The process of the bank taking possession of a property is known as foreclosure. A foreclosure property is put up for sale in an auction known as a Public Sale. If the property does not sell or is selling for too low the bank will bid on it and keep possession of the property. After a property goes through this complex process it becomes a REO property. You can buy these REO properties from the bank. Since banks hates to holding properties because they are responsible for the taxes, they will more that likely love to sell a REO property to you.

Most banks have a list of their REO properties, if you ask they will show or give you their list to you to look over. When it comes to buying REO properties do your homework, see how much work you will have to do to the property to bring it up to good standers. One last thing when it comes to REO property is remembering that the bank dose not want this property, in this case you can usually get the bank to sell it for less than the first price they tell you. Buying a REO does take a bit more work but it will payoff in the long run.

Home Prices Continue to Fall

The housing market has seen better days. After much debate, it seems as if we are finally in agreement on this fact.

But the one thing that analysts, economists, industry insiders and regular homeowners are not in agreement on is whether the market will get better or if we are headed for some more rough patches before things get better again.

Well, the current numbers that are coming in right now are making this fairly difficult to determine.

Its mixed reviews and numbers all throughout the nation’s housing market. In the most recent report, we find that home prices are sliding yet sales numbers are decreasing, a predictable catch-22.

Home prices have to fall in order to attract buyers into the market, and these home prices declining only leads to a further declining market.

Basically it’s a no-win situation until we start to see everything look up, and no one knows when that will be. A February 27, 2007 article by Chris Isidore of CNNMoney.com, “Home price slump continues,” discusses some recent data that has come in about our housing market. “Housing prices continued to fall in the latest reading on the battered real estate market released Tuesday from an industry trade group. The median price of an existing home sold in January was down 3.1 percent from a year earlier, according to the National Association of Realtors.”

The reason why these price drops are so concerning and headline warranting is because this is very unusual for our housing market. Normally it is robust and flourishing; but everyone knows that what goes up must come down. “It marked the sixth straight month that prices have shown that year-over-year drop, a relatively rare condition for home prices before the current slide. Before the Realtor's price readings showed a year-over-year drop for August sales, it had gone more than 11 years without that kind of drop.”

But in another sign that things aren’t so bad, these lower prices are bringing more buyers to the desolate housing scene, thus stimulating the market and causing home sales to rise. “The lower prices apparently are helping to draw more buyers to the market. The pace of home sales rose 3 percent from December, coming in at an annual rate of 6.46 million homes. But that was also down 4.3 percent from year-earlier levels.”

“It's just like any market, when there's price depreciation, buyers are more likely to come into the market place,’ said Wachovia economist Phillip Neuhart. ‘I think prices will be flat to slightly negative this year. I don't think we're going to see any imminent recovery.”

How To Determine How Much You Can Afford When Getting A Mortgage

When buying a house it is important to know how much you can afford to pay when it comes to the mortgage. If you get a mortgage you can’t afford you can end up losing your home. One way to determine how much you can afford when it comes to the mortgage is making a budget. With a budget you can see how much money you will have and how much more you can afford on a monthly basis.

Another way to determine how much you can afford when it comes to the mortgage is going to a bank and seeing how much they will lend you and at what interest rate. Most banks will do this even if you don't have a house in mind that you want to buy. It is more likely that you will do business with a bank that helps you out in the past; this is why a bank is happy to do this. One last way to determine how much you can afford when it comes to the mortgage is adding up the household earnings.

When you add up your household earnings in a monthly basis, the next thing to do is divided that number by three. The number you get when you do this process is a rule of thumb of what you can afford when it comes to the mortgage. A mortgage is usually the largest loan you will ever have. If you use some of the tips you read here it will help you from taking out a loan you can’t afford.

Existing-home Sales Up, New Home Sales Down

As of late, news about the housing market is pretty much all over the map. No one really knows what is going to happen next, and everything is pretty much completely unpredictable.

Now that everyone has pretty much agreed upon the fact that the market is indeed slowing down, the next question on everyone’s mind is whether we are going to see an improvement in the future, or if we are going to see some more slowing before things start to pick up again.

Well, all of the data that is coming in is making things even more confusing and difficult to predict.

The most recent data shows us a variety of mixed signals concerning the health and vitality of our nation’s housing market.

The most recent data coming in shows us both good and bad news.

As for the good news, according to a major trade association, sales of existing homes increased last month. As for the bad news, new home sales slowed.

A February 28, 2007 article by RISMedia.com, “Existing-home sales improve in January,” looks at the latest numbers that are coming in concerning our housing market. “Sales of existing homes rose in January, reaching the highest level in seven months, according to the National Association of Realtors®. Total existing-home sales-including single-family, town homes, condominiums and co-ops - increased 3.0 percent to a seasonally adjusted annual rate1 of 6.46 million units in January from an upwardly revised pace of 6.27 million in December. Sales were 4.3 percent below the 6.75 million-unit level in January 2006.”

Although we are seeing improvements in the exiting home sales, which is definitely good news for the market, we shouldn’t get our hopes up to high.

Things are improving here, but there are other aspects of the housing market that are still declining. And surprisingly enough, one of the housing industry’s most influential figures is sighting the strange weather we have been seeing as reason for these unpredictable numbers. “David Lereah, NAR's chief economist, said observers shouldn't overreact to the sales gain, or to other short-term effects. ‘Although we're expecting existing-home sales to gradually rise this year, and buyers are responding to the price correction, some unusually warm weather helped boost sales in January,’ he said. ‘On the flip side, the winter storms that disrupted so much of the country in February could negatively impact the housing market.’”

Although many housing markets were essentially shut down for a while in February due to the extreme whether conditions, things should continue to pick up shortly. Only time will tell what will happen to our market in the future.

Recession on the Horizon?

The United States real estate market has been unstable since the events that took place in 2006; a year that was supposed to be a slight price correction but has turned out to be much more than that.

The dreaded “R” word (recession) was loosely tossed around here and there towards the beginning of the fourth quarter of 2006 but by the end of the year sales began climbing once again, leaving many economists to predict the correction was end by midway through 2007.

But the start of 2007 has been less than advertised in terms of increasing sales and a stabilizing market as the same economists are now predicting the correction to last until the end of the year.

The article, “Alan Greenspan and the ‘R’ Word,” written February 28, 2007 by Henry Savage and posted on Realty Times, explains how the U.S. real estate market may be in for more hard times before even thinking about a successful rebound.

“He may not be the Fed Chief anymore, but folks still listen to him. On February 26th, Alan Greenspan warned that the U.S. Economy could slip into recession by the end of this year.” “During a satellite link to a business conference in Hong Kong, Greenspan suggested that there are signs that the current economic expansion, which began in 2001, is coming to an end. As an example, he noted that profit margins in the U.S. have begun to stabilize, ‘which is an early sign we are in the later stages of a cycle.’”

Forecasters have been predicting the best possible outcome for the housing market over the past couple years but Greenspan said that many economists are now predicting a slowdown through at least some of 2008. First the correction was supposed to take place in early to mid 2007, then by the end of 2007 and now sometime in 2008.

Even as the housing slump digs in deeper every month, just about every professional in the industry laughs at the idea of seriously considering a recession is possible.

But housing vales have undoubtedly dropped but consumer spending is not expected to support even lower prices.

“Regarding the housing niche of the American economy, it seems to me there are two major issues that will indeed curtail consumer spending. First, the liquidity that poured into the economy as a result of the refinance boom no longer exists. Second, homeowners are feeling less wealthy because their homes are no longer skyrocketing in value. Even for folks who don't plan on selling anytime soon, the psychological effect when one's biggest asset no longer appreciating, or even losing some value, is likely to curb spending.”

If a recession does come to pass it should not be as negative and lasting as in the past and will be good news for the millions of prospective home buyers who are currently priced out of the market.

If you own property, do not worry. Real estate always appreciates over time. The only people a recession would really affect are homeowners trying to sell and avid investors. A recession may never happen but the rebound does not appear to be in the near future either.

Use A Real Estate Broker, Or Do It Yourself

When buying or selling real estate, many people are tempted to avoid using real estate brokers. Georgia homeowners reason that they can save themselves tens of thousands in commission by doing all the work themselves. Sometimes this decision is driven by a problem with a previous broker either experienced directly or heard of through a friend. After all, how hard can it be to buy or sell a house—right?

Qualified brokers earn their commissions

Brokers provide a variety of services using tools and knowledge that an unlicensed or inexperienced individual won’t have access to. Brokers have easy access to all data on recent real estate sales that helps them determine a reasonable price on a home. They can provide marketing expertise and venues that can increase the number of buyers looking for a home and increase the chance that the seller will get the desired price. Additionally, brokers have an understanding of the paperwork involved that can reduce hours of head scratching to a few minutes of signing.

When working with real estate brokers, Georgia homeowners also get an expert in the art of negotiation. Georgia has areas where the real estate market is quite competitive, and a good negotiator can make a huge difference in the final price of a home.

They key word is “qualified”

A real estate license reflects a knowledge of the laws of buying and selling homes, but does not indicate a broker’s level of negotiating skill, personal commitment to their customers, or knowledge of the community. Some people see real estate as a get-rich-quick scheme thinking they can work part time and make lots of money. Nothing is further from the truth. Successful real estate brokers work full time and more. It isn’t a hobby, it’s a career.

This flood of brokers into the market creates competition. Some brokers compete by lowering their commissions, hoping to attract clients with their bargain rates. Bargain rates often bring bargain service and unhappy customers. Other brokers compete by adding value to their services, working harder, and getting new clients by earning the trust of their old ones.

Sadly, the real estate hobbyists and the bargain agents tarnish the image of all real estate brokers. Georgia has many well qualified full-time brokers who can provide service that makes them well worth the cost of their commission. Don’t judge the entire industry by one experience. After all, you wouldn’t swear off eating in expensive restaurants because you had a bad fast food meal.

Do your research

Don’t just use the broker your friend used. Buying and selling your home will probably be the largest financial transactions you make in your life so take some time to research a variety of real estate brokers. Georgia has plenty of trustworthy and experienced brokers just waiting to provide the kind of service you deserve and make your real estate transaction as painless as possible.

This is true of real estate all across the state, Arizona is known to be home to a real estate market like no other and has shown an amazing staying power for many years, and there is no indication that this is set to change any time soon.

Renting in New York - The Ultimate Class System?

In 1943, President Roosevelt signed into law the Emergency Price Control Act (EPCA), which marked the beginning of rent controls in New York City. New York law allows the rents on these homes to be raised by only a tiny percentage each year. Today, over one million such apartments, called rent-stabilized or rent-controlled apartments, are rented at rates that are based on 1943 prices, rather than today’s market forces.

Roughly speaking, as long as a NYC resident stays in a rent-controlled or rent-stabilized apartment, he or she will never have to pay the fair market rent. Since even the average studio in Manhattan with no amenities rents for $2,100, people who are enjoying the huge financial benefit of rent-controlled apartments, which are typically less than half-price, hold onto them like manna from Heaven.

So tenants spend their whole lives in the same apartment, and move their kids in before they die (since rent controls can be passed on to the second generation). The effect of all this is that there is an extraordinarily low number of vacant apartments available for people who want to move into New York or within New York. Today’s vacancy rate is a meager 0.5%.

This suppressed supply combined with the very high demand you’d expect for any world-class city like New York means that the few units that are available are priced artificially high, and the landlords can be extremely picky about who to put in them.

Landlords require that their new tenants meet very strict conditions. When people come to Manhattan for the first time, they will be shocked to find that they will have to prove annual income of at least 40 times the monthly rent. In other words, unless you earn $120,000 a year, don’t even bother applying for an average one-bed with no amenities – because you won’t be considered.

You won’t be considered - unless of course you have a rich mommy or daddy to act as Guarantor. But they had better be truly well-heeled, because they’ll need to show annual income of $280,000 a year to get their child into the same apartment.

These numbers need some context to show just how divisive this situation is: only 1.5% of households in the US earn a quarter of million dollars a year or more and would thus be able to act as guarantors on the lease for the their child’s one-bed apartment. And only about 3% of households earn $150,000 or more a year. (source: US Census Bureau 2005)…

In other words a good 97% of US citizens would not even be considered to rent a one-bed apartment in NYC based on their income. And the remaining 3% who are welcome are on bankers’ salaries and/or come from extraordinarily privileged families.

There is a cruel irony about this situation. New York’s rent stabilization laws, instituted originally to ensure that there was plenty of affordable housing in the city - prevent all but the richest from coming to NY to chase their American Dream. These laws-to-protect-the-less-privileged in fact do the opposite, ensuring that today’s bankers, Wall Street traders and controllers of capital in New York, come from the same families as yesterday’s.

One would expect that a landlord who wouldn’t accept someone because they earned, say, 35 rather than 40 times the rent, would at least be lenient were the applicant for the apartment able to put down six months’ rent in advance. But other broken New York rent laws, which are also misguided attempts at protecting tenants, grant excessive rights to sitting tenants in Manhattan, making it illegal for an owner to evict a renter from a New York apartment, except after a six-month court proceeding.

For this reason, landlords will not risk any situation in which a tenant may be in their property without an ongoing source of income – and it really doesn’t matter how much he or she has in the bank. Even if you come to Manhattan with a million dollars in your pocket, that won’t get you past the conditions on income: because the landlord will only count the interest that is generated by your money. At current rates, that might be 50,000 bucks’ interest on a million on deposit… or just enough to qualify you for a studio in Harlem.

Accordingly, in New York real estate, class matters more than perhaps anywhere else in the world - including my home country that is generally supposed to have invented class: in England, we haven’t yet started qualifying people economically before allowing them to rent a home.

There is surely something too paradoxical about this kind of decidedly anti-capitalistic elitism in the center of the city that is thought of as the global paragon of capitalism and full of opportunities for economic and social mobility.

True - anywhere people live and work, a wealthy family background helps with queue-jumping, but if you’re coming to New York, unless you or a parent can show two years of tax returns with a six figure income, you may as well turn around at the Holland Tunnel.

This is the irony of the economic engine of America. In terms used by many of the Wall Street analysts who can live here, the center of the American Dream has a huge barrier to entry. Unless you’ve already made it, New York won’t accept your application.

A real estate investor is a person who is engaged in the transaction of buying and selling of real estate property. When a person is interested in the real estate property, surely then he will engage in this transaction. Dealing in a real estate transaction makes the real estate investor more knowledgeable and experienced. It is in the hands of the investor to make his transaction a successful or unsuccessful one. Other than the changes of the real estate investing market, the investor can make other criterion a successful criterion.

Commitment
The important factor to be noted by the investor is to analyze the deal carefully. The investor is to focus mainly on this issue. The investor is to make inspection on the transaction whether it gives more profit and it is a legal one. The investor is also required to collect information relating to the transaction. While at the time of depression the property can be sold out at an unreasonable rate and buy at a fair rate.

When the investor notes the changes in the market conditions, then he can easily make his decision. Foreclosure Real Estate: Untapped Resources

With changes in the homeowners’ financial situation like divorce, medical emergencies or losing a job, being able to pay their monthly mortgage payments have become difficult. If their financial situations do not change for the better, a foreclosure is usually imminent. When creditors such as banks repossess a real estate property it is usually through a legal foreclosure proceeding.

Foreclosure real estate properties are often sold based on amount of the owed debt. Depending on the state, most foreclosure real estate properties are auctioned in a foreclosure sale. In foreclosure auctions, the highest bidder wins. When the foreclosure real estate property did not interest any buyer, the creditor usually receives the title to the foreclosure property. These foreclosure real estate properties are now termed as “real estate owned”.

Since foreclosure real estate properties are cheaper compared to brand new homes, they present much potential and possibilities. Aside from this, foreclosure real estate properties have been growing in number during the last couple of years mainly due to the rising cost of living, increasing interest rates and other economic factors. This means more foreclosure homes to choose from.

There are many real estate brokers engaged in selling these foreclosure real estate. Usually obtained from foreclosure auctions, these brokers still offer these foreclosure real estate properties are still sold at great deals. Some of the foreclosure real estate properties are REOs that have been entered into listings contract to attract more potential buyers. A foreclosure listing is usually compiled by these real estate brokers and contains all foreclosed properties available for sale.

Buying foreclosure real estate from either banks or brokers is a good idea. This ensures that the property is clear from any more liens, claims or other encumbrances. Foreclosure real estate attracts two kinds of buyers: investors and people looking for homes for personal use.

Real estate investors can use the foreclosure real estate as rental properties or fixer uppers that can be sold again for a considerable profit. Investing in foreclosure real estate has been known to be very profitable. The key is buying foreclosure real estate that is basically marketable.

First time home owners have also started tapping the foreclosure real estate when looking for a home. These home buyers could look for available foreclosure real estate easily and conveniently with the use of foreclosure listings. The advent of the internet has even made it easier for all buyers. Foreclosure listings can be accesses via the internet for just a small membership fee.

There Goes The Neighborhood

Many grassroots organizations and elected political officials have worked tirelessly to enact legislation to assist Americans in rural and urban areas with access to adequate banking services. In part those efforts have resulted in the creation of the Community Reinvestment Act (CRA). This act has provided many Americans with the opportunity to own their own home. In many instances, without the products and services afforded them through this act, home ownership, would not have been possible.

The Office of Thrift Supervision (OTS) threatens to compromise the effectiveness of the Community Reinvestment Act (CRA).

Savings and Loans institutions have been in the forefront of mortgage lending throughout the nation. In many areas they represent the only viable choice for a consumer.

This could all change with the stroke of a pen, if OTS is allowed to move forward with its planned proposal. The proposal is an attempt to fragment the compliance process and allow for thrifts with a billion or more in assets to set their own criteria for determining what community needs they choose to meet, an option that does not exist currently. Current assessments could necessitate the opening of a branch or branches, placement of an ATM or kiosk, as well as special product offerings, such as low interest loans and no private mortgage insurance.

CRA was designed to ensure that the banking needs of low to moderate income communities in urban and rural areas, were being met. OTS' proposal would undermine and weaken CRA legislation, by allowing savings and loans to receive CRA credit for assisting upscale communities with banking services. Thereby effectively creating a loophole within the CRA program, should an institution wish to opt out of serving the under-served.

January 24, 2007 was the cutoff date for you to register your opinion with OTS. However, the vote is not in and you can contact your representatives in Congress and in the Senate to voice your opinion. Spread the word in the communities that you serve, there's a call to action!

Learn How To Pick The Correct Lender

Your lender is one person that can make or break you with finances towards your home.

Before you become involved with anyone that will involve your money, you need to make sure that they are going to offer you the best.

Once you know some basic concepts, you can begin to find a lender that will fit your needs.

The first set of characteristics that you will want to look for with a lender is with the type of loans that they will offer and the policies that are set next to them.

The loan that is offered to you should fit your individual financial needs and give you the benefit of the financial world.

This doesn't just include the loan types, it also includes the extra fees that are attached to loans and how these will differ with you.

You should also ask about things such as pre-payment penalties and rate locks that may be attached to your loan.

You will also want to know how your lender will benefit you. Sometimes, you can get discount points added to your loan, as well as lender guarantees.

These will help to lower the rate of your loan and will help you to gain credit. You want to make sure that no matter what the loan, that you are not going to be penalized for anything and that you benefit from what you are getting.

The main idea when finding a lender for your home or to refinance is to make sure that you will get exactly what you want from the loan.

This includes everything from the type of loan that you will get to the timing and type of funding that will be offered to you. With any situation, go with your list of questions ready and be willing to listen to possibilities.

However, if you aren't satisfied, you can find a lender that will listen to you better.

Even if it is your first time buying a house or if you are trying to get a little extra money, you should always walk into a lenders office and know exactly what you are getting into.

Do You Really Understand Home Equity Loans?

The last thing that anyone wants after they have moved into a home is to find that everything needs prepared.

Whether you have just moved in or are in the process of re-modeling, you will want to make sure that the home you have is comfortable.

If you want to make sure that you keep the finances low key for repair, then make sure that you have the right loan. One option to consider is a home equity loan.

Home equity loans are a loan that allows you to borrow money against your first home loan.

For instance, if you have a mortgage, you can take out a second loan against the first mortgage, known as a home equity loan.

You can use this extra money in order to pay off payments or to refinance your home. You can borrow up to eighty percent of your first loan in order to invest money exactly where you want it.

Home equity loans aren't necessarily to just help you pay off or repair certain things.

You can use the loans as a way to invest in your home so that it can be improved and you are able to profit more off of the changes.

Many will get home equity loans in order to improve their home. Others will get the loans in order to consolidate other bills and pay other things off.

This will essentially give them a higher credit score and allow them to receive a better standing when higher investments are made.

One of the major considerations to make before getting a home equity loan is whether you will be able to profit off of it.

Several will take out the loan which will only add on debt instead of help them to take it away because payments are not made.

Because the loan is against your home, if you aren't financially stable, you may end up loosing your home. Make sure that you are prepared before you jump into this kind of investment.

If you are looking for a way to improve your home, or to consolidate your credit or to simply help pay off your mortgage, then home equity loans are one option.

Five Ways to Make Your Home Wonderful

What is it exactly that sets one home apart from another? Why do some homes radiate such appeal even when located in the same area and of the same basic design as less attractive houses? More important, how can we make our homes stand out above all the other houses in the neighborhood?

This is not an idle question or one that serves only our pride of ownership. Warmth, charm, beauty, uniqueness and livability are what people want most when they buy a home. Besides the daily pleasure of an attractive and functional living environment, an appealing home can easily return a 25% to 30% increased profit over similar homes of the same basic style, size, configuration and location. As a 35 year veteran of the real estate profession, I have seen time and time again where style and grace add up to the maximum return on an owner’s housing investment while poor taste and planning adds up to disappointment and frustration. The sad part is that the unfortunate owner who is forced to sell his or her home for less than market value generally puts just as much time, money, and effort into their property as the successful owner. What then makes the difference? For while the difference between homes is obvious, how they got that way is not. Of course, it’s tempting to say that some people just have a flare for artistic and useful design—a gift.

But what these clever artists of their living environment really have in common is a way to look at the problems most homes have and see how these problems could be resolved. This is the single most important skill anyone interested in buying a home must have. Because most of the homes put up for sale are there because the owners have found fault with them and want to leave. Excellent homes rarely come on the market and when they do they are snapped up for top dollar—often much in excess of the intrinsic value of the house based on the quantifiable elements such as square footage, number of rooms, location, etc. Simply put: grace and beauty sells. Here then are five ways to conceive of any house in terms that do not require an ethereal gift from above to transform it into a home of lasting beauty and wide appeal.

1. Evaluate the size and placement of rooms in relationship to each other.

Form follows function. What is each room’s function? Is it a private space or one where friends and family will gather? How well will each room function in terms of your family and your needs? There is no right answer here. Some people prefer homes with many smaller rooms while others prefer large open spaces. In addition, the relationship between room sizes is important. Large living spaces and small bedrooms, for instance, resonate poorly with most people’s sense of proportion. If a room or area fails to meet our needs walls can be added or subtracted. Additional living areas can be created in appropriate basement areas and even by raising the roof to add another story.

However, there are limits in terms of cost and practicality as to how a given floor plan might successfully be rearranged. Bearing walls (those that support structures like roofs and floors) are difficult and often expensive to remove or relocate. Many non-bearing walls contain pipes and other mechanical elements that must be considered. While walls can be “bumped out” to add more space to rooms, considerations such as set-back and the location of underground structures must be factored in. Finally, though existing rooms can easily be judged functionally, how changes made to these same rooms will affect the home’s sense of proportion is not always apparent. This is where an architectural designer is invaluable. But in the initial evaluation and planning stages a sketch may be all that is needed to determine the feasibility of a project. Design kits are available with standard sized furnishings to give an approximate idea how the room will function after a floor plan alterations.

2. Pay close attention to traffic flow.

This essential element of any fine home is often overlooked. Well, not so much overlooked as misunderstood. The most effective way to judge a floor plan for traffic flow is to start at the entrance. This is not necessarily the front door but rather the entrance where friends and family arrive. Is this entrance welcoming? Is there a covered place to stand outside? Is the entranceway set off from the rest of the room it opens on? Benches, plants, and book shelves add appeal. Windows and side-lights bring light and warmth into the area. Decorations say ‘welcome’. Now walk through the home. Is the shortest path for friends and family members to their destination through the center of main living areas? Can this be altered by furniture placement or structural alterations and additions so that a circular path is created around the parameters of main rooms? On the other hand, a floor plan that is more like a maze—especially if one private room such as a bedroom must be reached from another private room—creates a sense of disharmony and poorly used space. Extraneous hallways and other transition areas offer little return for the area they consume.

3. Let there be light!

Nothing improves the ambiance of a home more than natural light. Main rooms benefit from multiple exposures by bringing in light in from different directions during the course of the day. Kitchens and breakfast rooms benefit from morning light, living and dining rooms from afternoon and evening light. Windows can be added or enlarged. Even rooms where additional windows cannot be added can receive sunlight from light tubes piped from the exterior. Windows can be arranged for passive solar heating and cooling. Roof overhangs, awning, and deep-set window openings, besides adding a sense of shelter and protection, can limit the amount of solar radiation in the summer and increase it in the winter. Vegetation can also be arranged to shade the window and flood the window with light and solar warmth in the months when the leaves have fallen. Energy saving window treatments can be employed to keep heat in while brightening up the interior of the home at night. In the warm seasons these same window treatments can reduce air-conditioning costs.

4. Harmonize the house with the location.

How does the house relate to its surroundings? What is the view from each window? What is the noise level? How can privacy be maintained? Can these elements be improved by removing or adding fencing or landscape elements? Is there a nice view where there is no window? Could one be added? What about entrance and egress to the exterior spaces of a home? Sparse exits and entrances can make a house feel constricted, trapped. Consider the private garden. Is there a space--perhaps at the side of the house adjacent to the master bedroom--that could be turned into a private garden or retreat? If a garden space is not available, a private deck or balcony could be added to open a room to the outdoors.

The front porch too is an often overlooked ingredient in the overall appeal of a home. Porches are an excellent way to add architectural appeal that both assimilates a home to its surroundings and sets it apart from others. Consider transforming a porch into a three-season room with the addition of screens and glazing. However, converting a porch into a fully heated room may cause a problem with the foundation if it was not intended as such. Solar rooms are also in demand, though often located in more private areas. Large glass doors open the home to the exterior. Walls can be made of glass or glass brick. Bay windows, gazebos, covered walkways, patios, walled gardens and courtyards, breezeways and trellises, add enormous appeal.

Above all, blend the outdoors with the interior in a seamless flowing manner that does not require a separate effort to use. Spaces that are a bother to get to are rarely used to their full potential.

Decks should be thought of in the same way as any room addition. How will it be used? How will it be approached? Is it in a naturally occurring spot where people naturally congregate? Can the usefulness of a deck be enhanced by covering it? How about screens? Or are there other areas of the home that already meet the requirements of inclement or buggy days?

5. Integrate material and finishes as an essential element of the overall design.

Use materials that connect the home to its outdoor environment. For instance, a home on an open lot might use the sun and sky to bathe rooms in light while offering cool shade in others. A wooded lot might call for a house with natural wood siding and floors while fostering warm interior colors in contrast to the greens of the forrest. Elements of stone might be brought in from a location with natural stone formations. Colors from the outside can be brought in. A house can be made a part of a historic community by choosing period colors. Textures and color give a house character when in keeping with the style and utility of the home we create. Rooms and areas can be brought into harmony by repeating these choices throughout. Even the raw building elements of a house such as rafters, beams and brick can be blended into the home to create a sense of permanence and strength.

These five are the main areas to focus on when making living space decisions. They are all about function and form. Their essential value is as old as civilization itself. In fact, Aristotle spoke of the Four Causes of objects that produce form and function as truth and beauty:

Material: That out of which something is made.

Maker: The means by which something is made; who made it.

Result: That which is made, the thing itself.

Purpose: What it is made for.

A bit abstract, perhaps, but if you think about the elements of a home in these terms a value can be perceived and appreciated. Now all that remains is to determine if a particular house can be modified to improve its essential beauty and utility at a cost likely to be recouped at sale. In the meantime, your home will be a constant source of pride and enjoyment as long as you own it.

Relocate To Short Hills

Short Hills is a top notch community on the doorsteps of the Big Apple. If you relocate to Short Hills, you are relocating to a very nice area that is a hop, skip and jump from the big city.

If you plan to relocate to Short Hills, New Jersey, you are actually planning a relocate to Millburn. This township, located in the county of Essex in the state of New Jersey, is a thriving “bedroom” community for New York City and especially Manhattan. Short Hills is what is considered a hamlet, and while it has its own post office, zip code and railroad station it does not have its own government. Rather, as has always been the case since its inception in 1874, Short Hills is under the governance of Millburn.

While the average income of a household in the whole of Millburn, New Jersey is around $130,848, household incomes in Short Hills are found to be significantly higher – around $200,000 a year. It is home to many executives, as well as owners of large companies that do their business in NYC. The size of the part of Millburn that is known as Short Hills is 1552 acres in size, while the entire town encompasses 9.4 square miles. The average cost of a new home in the township of Millburn is $549,000 – and this figure has been inflated by the many “McMansions” built in the Short Hills area.

There are several special locations and monuments within Short Hills that make this area different from the surrounding township. The Arboretum at Short Hills was developed by the daughter of the founder of Short Hills, Stuart Hartshorn. There is also a memorial tree (planted in 2002) for those who perished in the September 11, 2001 attacks, and in 2001 the Christopher and Dana Reeve Paralysis Resource Center was opened in Short Hills.

As with the rest of Millburn, New Jersey, a relocate to Short Hills will get you into a climate that is alternately cold in the winter (with lows around 20ºF) and hot in the summer (highs around 85ºF). The sunshine here is less than the norm throughout the US, and there is more precipitation. The ratios of men to women (48.5% male, 51.5% female) are just slightly off of the country's average, and the religious preference in the area is Judaism.

Short Hills, New Jersey is also an area of many cultural heritages – with those of Italian descent (13.5%) being the most prevalent. About 14.7% of the population of Millburn, New Jersey, is foreign born. More than 70% of the population here is married (out of those above the age of 15) and 30.3% of the town commutes out of the area for work. A definite bedroom community, Short Hills (within Millburn township) is a good place to live if you want to spend your time working in one of the large cities nearby (such as Newark or NYC).

Relocating to Johnson City-TN

Johnson City is an old south college town that is very affordable. If you are thinking about relocating to Johnson City, here is the information you need to know.

Johnson City, Tennessee is a small sized city located in Washington County, founded as a railroad station called “Johnson's Depot” in 1856. The population of this city is 55,469 and steadily growing – there has been a 6% increase in residents in the last five years. Johnson City is the hometown of some notable performers – Timothy Busfield, the actor and Kenny Chesney, the musician both call this city home.

Some statistics to consider when thinking of relocating to Johnson City, TN: the median age of the population is 36.9 years – just about the national average. The median yearly household income in the city is $30,835 (slightly lower than the median income found in the rest of Tennessee). Purchasing a home in Johnson City is advantageous – the cost of housing here is also less than in the rest of Tennessee, with the average cost of purchasing a house here at $99,600. Some residents of the city choose to rent their homes – average housing rental costs here are $356 a month.

Johnson City, Tennessee is not a very diverse city racially. 89% of the residents of this city claimed white/non-Hispanic as their race, with 6.4% stating Black and 1.9% stating Hispanic. 29.4% of the adult population of Johnson City stated that they held a Bachelor's Degree or higher, and 48.7% stated that they were married at the time of census. 3% of the population of the city is foreign-born (from outside the US). Johnson City takes up a land area of 39.3 square miles, leading to an average population density.

Other considerations when deciding on relocating to Johnson City, TN are the crime level and climate of the region. On a crime index scale, the average score in the US was 325.2 – Johnson City rates above this score at 481.8. Overall, this is not an overly high crime index, and most of the criminal activity in the city took place in the theft category. The climate of Johnson City is like that of most of Tennessee – average high temperatures reach around 85ºF in the summer months, and average low temperatures reach down to 25ºF in the winter. Snowfall here is below the national average, and the rest of the precipitation is consistent with US averages.

Whenever I’ve spoken at various investor and business workshops around the country, one of the most common questions from real estate investors during a seminar break is “What’s the best way for a beginner to get started without too much risk?” For many investors, the use of a Lease Option Strategy makes good sense. Here’s why.

HOW IT WORKS

For beginners with little or no cash, this could be a very good strategy indeed. The Lease Option Strategy has two components. Under the law, an option is a way for a real estate investor or buyer to enjoy the right -- but not necessarily the obligation -- to buy a specific parcel of real estate in a given market. The option component allows you as an investor to control investment real estate and to position yourself for later profit without necessarily having an obligation to buy. You might then lease the property (retaining the option to buy it later for yourself if you choose to do so), and turn the property into a cash-flow cow. In negotiating the original transaction with the owner, you would agree to a specific purchase price. That way, your price is locked in even if the market value goes up significantly.

CREATE A PROFIT GOING IN

With the property now under your control, if you ‘do the math’ and the numbers make sense, you can go ahead with the purchase from the previous owner if there’s an opportunity to make a profit when you later sell. Let’s say you acquire a certain property on a Lease Option basis. Assume for discussion you agreed on a $500 per month rent and a $100,000 purchase price with the owner. You might then sub-lease the property out to a tenant for $650 per month and by monitoring the local market you might decide to buy the property at $100,000 as agreed. You then offer your tenant a Lease Option at an even higher purchase price of $125,000, perhaps with lease payments (or a portion of them) being applied to the down payment. Under that arrangement, your tenant will be better motivated to take care of the property (since they might one day be the owner). At the same time, you would be in a better negotiating position on the selling price. Your tenant could have the lease payments (or a portion of them) applied to the down payment. Under such an arrangement, you might negotiate a better selling price than otherwise, and enjoy a win-win transaction.

FISHING THE WATERS

The Lease Option Strategy is one of many real estate investment techniques. It works well in soft markets, where there are more properties for sale than there are buyers. Where you find a property owner with a low equity-to-debt ratio, and they need to rid themselves of the property, you might find the owner willing to do a Lease Option. It also works well where the local market is experiencing a high number of foreclosures. The ‘teaser rates’ that many lenders offered a few years ago are creating foreclosures around the country as the adjustable rates get increased. You might profit by using the Lease Options strategy in your favor in those real estate markets. Look for Lease Option opportunities in single-family homes as well as duplex and apartment buildings. With a property tied up in a Lease Option, this gives you time to arrange suitable financing or to find your own arrangement in which you buy the property whenever your tenant is ready to buy.

What Every Homeowner Should Know About Carbon Monoxide Poisoning

Known in medical circles as the silent killer, because the gas carbon monoxide is colorless, odorless, and tasteless. Almost five hundred residents of the United States are killed from carbon monoxide poisoning. Many deaths and hospital visits could be eliminated if households knew what to or what not to do in their homes.

Do

-Install a carbon monoxide detector near all sleeping spaces. Look for brands that offer battery back up.

-Evacuate a home when a detector sounds. Call 911 once outside.

-Remember that winter months are the high season for carbon monoxide poisonings. Closed up, under-ventilated homes foster carbon monoxide build-up.

-Crack windows even a half-inch during winter. It could be enough to save your family.

-Have all gas appliances checked annually. This includes: hot water heaters, cooking stoves, fireplaces, and furnaces.

Don’t

-Overlook oil and coal burning fireplaces and furnaces or appliances. If it burns a fossil fuel it could be a carbon monoxide hazard.

-Run your car, lawn mowers, snow blowers or other gas powered motors in a closed garage. Always take outside.

-Use charcoal-burning grills inside your home or any unventilated space, including basements.

-Burn anything in any unventilated fireplace or wood stove.

-Use a gas-cooking stove to heat your home.

Symptoms of carbon monoxide poisoning:

-Nausea, headache and dizziness. Some say the common symptoms feel flu-like.

-Severe symptoms are: loss of consciousness, shortness of breath and loss of muscle control.

-If you only feel sick at home, it could be a sign that you have carbon monoxide present there. Have you home checked and purchase a detector without delay.

2007 Real Estate Market Outlook

You see lots of sell house by owner signs nowadays. Home sales fell 8.4% last year according to The National Association of Realtors. For those keeping tract, that’s the largest drop in 17 years. Previously there had been a 5 –year boom in the housing market coupled with a large appreciation in home valuations.

Many still expect higher real estate sales to continue although the greatest potential seems to exist currently in the rental housing market. Because of rising mortgage rates and the shortage of entry-level affordable housing, many potential homeowners are frozen out. Home shopper may be waiting to see how low those for sale by owner market values fall before they bite into the mortgage apple. Potential buyers are increasingly choosing to rent instead of owning.

Although construction and financing costs are below their peak levels, high prices and a housing industry slump keep new construction off the market. This all bodes well for the rental market. For the foreseeable future rising demand for residential real estate as an asset class among institutional investors is growing.

How far will the real estate sales slump go? It’s anyone’s guess. Many prognosticators are waiting for a 25% hit on the stock market to take place before the next run up. The stock market is still in a sustained bull market that could eventually see a reversal given upward interest rates and other factors. The U.S. dollar is in a precarious position considering large deficit holdings by nations not friendly to the U.S. Any attack on the dollar could accelerate a decline in real estate valuations.

But, there’s a scenario for possible celebration. What if Saudi Arabia, China, Venezuela and the other mostly unfriendly countries we’ve been buying oil from decide on purchasing U.S. real estate? They would be able to redeem their dollars, switch assets and be assured of a potentially more stable investment. Land may seem more real in their eyes and an unheralded real estate boom would ensue. They could buy gold, but real estate could be a better as the rent keeps rolling in.

A lot of negative news is on the horizon. Spending on Medicare and Medicaid, housing, social security, the war on terrorism and additional spending on the war in Iraq, the federal flood insurance claims from hurricanes and spending at record levels. Not to mention the budget deficit gets larger day after day and the number of years it will take to repay grows.

On the local level, state levels, property taxes are out of control. Ongoing partisan politics keep lawmakers from reaching an agreement on cutting spending. Most are addicted to a spending spree and have not the fortitude to plug the dam. Living within a budget and cost containment is not in their vocabulary.

The federal government has made a commitment to retiring baby boomers that threatens to cripple the system. The spiraling cost will overwhelm the whole economy, ultimately decreasing the purchasing power of the dollar and put the U.S. in a financial crisis.

Our trade deficit hovers around 7% of gross domestic product and our appetite for oil and cheap imported products is not waning. We prop up the dollar and plug the trade deficit by giving nations IOU’s in the form of Treasury Bills and these countries have a glut of them. In order to keep them interested in holding on to those Treasury Bill we have to keep the interest rate high which further swells the deficit. When are they going to get too nervous holding on to paper promises?

Which gets us back to real estate. Do they cash in and buy gold, roll with real estate or some other asset class or continue holding on to paper collecting bigger chunks of interest?

What to Consider When Choosing a Johns Island Real Estate Agent

Are you a Johns Island resident? If you aren’t already, are you looking to become one? Whether you are looking to buy a home in the Johns Island area or sell a home in the area, you may want to retain the services of a real estate agent. In the Johns Island area, you will want to use a Johns Island real estate agent.

Choosing a Johns Island real estate agent sounds simple enough doesn’t it? While it can be an easy and quick decision, you are urged to not to treat it is as one. Whether you are buying or selling a home, you are making a big change in you life. This change is one that should be thoroughly examined before making any decisions, including the real estate agent that you would like to represent you.

When it comes to finding a Johns Island real estate agent, you will want to keep your needs in mind. Although most Johns Island real estate agents serve both homeowners and homebuyers, not all do. That is why it is important that you find a real estate agent who can provide you with what you need. Once you have decided that a local real estate agent, or a number of them, have what you need, you can begin to examine other important factors.

One of those other factors, that should be examined, is experience. Although everyone, including real estate agents, need to start somewhere, you will want to seek assistance from a well-known and established Johns Island real estate agent. It cannot be guaranteed, but, in most cases, you will find that established real estate agents have better luck selling a home or helping you negotiate an affordable price for your dream home. If you are unable to find an established real estate agent, you will, at least, want to go with an established real estate company. Many well-known real estate companies will only hire agents that they feel are qualified to offer the best service.

If you are looking to sell your home, you may want to be concerned with the cost of hiring a real estate agent; however, if you are looking to buy a home, this really shouldn’t be a concern. See, homebuyers really do not have to pay for using the assistance of a real estate agent, even a Johns Island real estate agent. Real estate agents receive commission from the sales that they help to produce. If you are buying a home, this fee will likely be included in the purchase price of your property. Although most real estate agents receive the same amount of commission for their services, as a home seller, you may want to examine that percentage ahead of time.

The above mentioned factors are just a few of they many that you will want to consider. You may also want to look for a Johns Island real estate agent that appeals to you, in a polite way. You will likely be spending a lot of time communicating with your real estate agent; therefore, you will want to make sure that your agent is someone who you can trust and keep an open line of communication with.

Financing Your First Home May Be Easier Than You Think

For many people, wondering how to afford a home at all is an overwhelming question. But this is often due to misconceptions which keep the customer from knowing what to do.

With the right information you can set aside most of your concern about affording a down payment and financing a new home. The knowledgeable customer and the right Realtor can shift the focus from saving money to saving much worry.

Fannie Mae's National Housing Surveys reveal widespread assumptions holding back potential homeowners needlessly. One of the biggest is that buyers need 20 percent of the purchase price as a downpayment to purchase a home. But today, several specialized mortgage programs require little or no down payment.

A veteran's Administration (VA) Loan lets eligible military personnel finance up to 100 percent of a home, even if their credit is imperfect. An FHA Loan requires as little as 3 percent, as a downpayment.

There are also community lending programs that let homebuyers who meet local HUD median-income guidelines pay $500 or one percent of the purchase price, whichever is less. There are county and municipal grant funds that are also available to prospective buyers ranging from $1000-$25,000. These funds can be used for one or a combination of expenses (downpayment, closing cost, buydown etc.)

Additionally, mortgage products are available specifically for the self-employed and for those with bad credit scores. Another advantage to keep in mind is not just the discounts you can gain going into a home purchase, but the ones you can obtain from making the purchase itself - a significant number of those answering the Fannie Mae surveys didn't know that mortgage interest is tax deductible. That benefit can substantially relieve your financial concerns.

The surveys also found many people believe that mortgage lenders are legally required to give the best possible loan rates. Not so. Actually, many factors influence a range of rates offered by various lenders, so there's no substitute for shopping around and doing your homework.

Of course there is more than one way to make sure it gets done. Qualified professionals can lead you through the maze of options to the most efficient and economical solution for you. Your local real estate professional can help you determine your financial abilities and meet your financial needs.

This consummate professional has earned a proven track record as a top residential agent and is acknowledged as an expert in the field; resulting in speaking engagements at Lucent Technologies, St James and St. Matthews NIDA, to name a few. Additionally, Bill has written articles on real estate related issues for the Gannett's Courier News, The Connection, City News, suburban News and The Essex Times.

Bill's reputation for impeccable professionalism, knowledge and service resulted in his appointment to the position of Regional Vice President (RVP) for the National Association of Real Estate Brokers. In his capacity as RVP, Bill oversees the growth and development of the organization's chapters in New York and New Jersey.

A Step by Step Guide to Pet Friendly Real Estate

Step One: Finding an Agent

When it comes to shopping for a Real Estate Professional, there are many places to start. As of December 2006, there were over 2 million Real Estate Agents across the United States. With approximately 75% of people turning to the Internet to start their Real Estate Search, you go to your favorite search engine and depending on your search results you have to sort through the clutter of hundreds or thousands of Real Estate Websites. All the Web sites start looking the same and you quickly become bored or even frustrated. So how do you sort through the confusion to choose an Agent that’s right for you and understands your specific Pet Friendly needs?

Getting to know the specialties of a Pet Friendly Real Estate Agent is an important, but sometimes a difficult thing to do. This all comes down to the Agent’s ability to set themselves apart in the competitive Real Estate market and be the expert in their area of specialization. There are few “Pet Friendly” Agents in today’s market that are marketing themselves in the most effective way. It is even more difficult to find a Pet Friendly Agent who specializes in your town or city.

If pets are an important factor in your Real Estate decisions you need to find a Resource that is dedicated just to Pets and Pet Friendly Real Estate. www.PetRealtyNetwork.com is a good example of a Pet Friendly Real Estate Website – dedicated to Pet Friendly Real Estate and Pet Friendly Real Estate Agents. You can meet other Pet Friendly Agents in your town, across town, or even across the Country and even obtain information about other Pet Resources such as relocating with your pet or submitting your pet’s photo.

Step Two: Selling a Pet Friendly Property

When preparing a Pet Friendly property for sale, you have a big task ahead of you. It is important to make any property for sale as attractive as possible, but a Pet Friendly property can have a few more challenges. Pet hair has a tendency to find the deepest nooks and crannies in a home and if a home has a distinct pet odors, potential buyers may skip on the property. Your Pet Friendly Agent may suggest a few simple everyday maintenance chores that that can add to the appeal of your property.

• Vacuuming and cleaning your carpets and even your furniture on a regular basis will remove pet hair and dander and is a quick and simple step to keep your home looking neat. To reduce the amount of hair to be vacuumed, make a habit of brushing your pet regularly, which will also keep your pet’s coat healthy.

• Keep up on your ‘Doggy Duty’, which means keeping your yard clean at all times! To a potential buyer a dirty yard could equate with a dirty home.

• Keeping litter boxes clean and covered. Cat urine is a very distinct and difficult smell to eliminate. Keep the litter box in a well ventilated area, clean the litter box often, and consider an odor-reducing kitty litter.

• Have a plan for open houses or scheduled showings of your home. Some people are terrified of animals or even allergic. It is best to remove the pet from your home during a showing or an open house. If that is not possible, or would be stressful for your pet, consider keeping your pet in a crate or ask a friend or relative to pet sit.

• De-clutter your home, including pet toys, pet beds and crates and pet photos. Remember that even if you are Pet Friendly, a potential buyer may not be.

Step Three: Buying a Pet Friendly Property

You can expect your Pet Friendly Agent to be the Pet Friendly Real Estate expert. That means being knowledgeable about everything about a Property from the fenced yard to the local pet parks and Veterinary clinics. After all, you are not just looking for a home is suitable for you but for your whole family - pets included. A Pet Friendly Agent will start by asking you some initial qualifying questions: Are you a dog owner, cat owner, horse or farm owner? The following are examples of a few other topics you can expect that your Pet Friendly Agent will discuss with you:

• Pet Restrictions. You will commonly find pet restrictions in condominiums or deed-restricted neighborhoods. It is critical that you and your Pet Friendly Agent know ahead of time what those restrictions are, if any. They may include the number of pets, size of pet, breed restrictions (even for mixed breeds!) or parking restrictions for horse trailers.

• Veterinary Clinics, Specialty and Emergency Hospitals. In the event of an emergency, it is critical to be close to a 24 hour Emergency Hospital. Luckily, an increasing number of Emergency Hospitals also double as Specialty Hospitals. With the advancement of Veterinary Medicine, you can now provide the very best care for your pet if he or she requires specialty or emergency care and the convenience of a local Hospital may mean life or death for your pet.

• Pet Amenities. The everyday conveniences of safe walking or horse trails, stables, doggy pick-up stations, grooming and boarding facilities, and fenced in exercise areas are great examples of what makes an ordinary property a Pet Friendly property.

• Evacuation. If the potential property you are interested in purchasing is in a natural disaster Evacuation zone, would you have an Evacuation plan for your pets? Evacuation involves a great deal of preparation, especially for horses, and there is usually little notice of an impending disaster. You must be willing to prepare a solid Evacuation plan in place to ensure the safety of your pets.

Step Four: Moving Day

You have found your perfect agent, sold or purchased your Pet Friendly Property, and now it is time to pack up and move. Whether you are moving across town, across country or from another country – you have a big task ahead of you. Preparation is key to a successful move, keeping your pet’s safety in mind:

• Identification. Rule #1 in moving with your pet is properly identifying your pet with an identification tag and sturdy collar. Make sure your pet’s tag includes your destination location and telephone number and a mobile number, so you can be reached easily. Your prior address or telephone number will be useless if you have already moved.

• Medications, Food, and Veterinary Records. Keep a current copy of your pet’s vaccinations in a convenient location and not packed away in the moving truck. If traveling is stressful for your pet, consult your veterinarian about ways that might lessen the stress of travel. Depending on your destination, your pet may also need additional vaccinations, medications, and health certificates. Keep at least one week’s worth of food and medication in case of emergency.

• Crates and Containment Systems. There are many different types of travel crates on the market, and many are lightweight and collapsible just for traveling purposes. Make sure your pet is familiar with the crate you will be using for transportation by gradually introducing him to the crate before your trip. Be sure the crate is sturdy enough for stress-chewers or he could make an escape.

• Traveling by car It is best to travel with your dog in a crate, but if your dog enjoys car travel, you may want to accustom him to a restraining harness. For your safety as well as theirs, it is ALWAYS best to transport cats in a well-ventilated carrier. Never keep your pet in the open bed of a truck, or the storage area of a moving van. In any season, a pet left alone in a parked vehicle is vulnerable to being injured, harmed or stolen. Plan ahead by searching for pet friendly hotels to find overnight lodging during your move, and have plenty of kitty litter and plastic bags on hand for Doggy Duty.

• Keeping your pet secure. Pets can feel vulnerable on moving day. Keep your pet in a safe, quiet place, such as the bathroom on moving day with a PETS INSIDE sign on the door to keep off-limits to friends and professional movers.

• Air Travel. If traveling by air, first check with the airline about any pet requirements or restrictions to be sure you have prepared your pet to be safe and secure during the trip. Give yourself plenty of time to work out any arrangements necessary including consulting with your veterinarian, and the U.S. Department of Agriculture.

• Preparing your new home. Keep in mind that your pets may be frightened and confused in new surroundings. To reduce the chance of escaping due to fear, or pure excitement to explore the new territory, prepare all the familiar and necessary things your pet will need from day one including food, water, medications, bed, litter box, food and water bowls.

Golf Properties in the Costa Blanca

Since golf is the passion of so many people in recent years, it is easy to understand why golf properties in the Costa Blanca have become so popular. Combine beautiful weather year round with one of the world's most popular sports, and you have a winning combination all by itself. Add to that the convenience of flying into the region's large international airport in Alicante, and the many discount flights available, and golfers can find any excuse to visit their property and play.

The Costa Blanca has very little rainfall and the weather is warm all year long. Summer or winter, golfing is a pleasure. During the spring and fall, when the weather is a very comfortable 70 degrees, is probably the most ideal time for golf.

One of the first things you need to consider if you want to buy a golf property is what types of amenities the golf property offers. If you are a die hard golfer and that is all that interests you, you want a property that concentrates on your needs, with a pro shop, and pros available right there in the community. If you family travels with you, you may have to consider a property that offers something for everyone, such as a pool, beach, tennis courts and a clubhouse with games for the kids.

Depending on how often you think you can visit, you will probably have to have a maintenance contract. There are maintenance contracts that will take care of your property altogether, and some that will do the outside Mantegna, such as the mowing and landscaping. If you want to be completely free of hassles when you are on your golf vacation, consider a property that offers maid service.

There are so many golf properties in the Costa Blanca to choose from. Choose from a town in the north such as Altea or Javea, or you can go to popular Torrevieja in the south.

If you have chosen the type of property you want, and the area you want it is time to go looking. The best way to start looking is on the Internet. You can co virtual tours, check out prices and what they are offering, etc. Then you need to talk to a real estate agent. The real estate agent will take you to some of the properties you have decided to view. Make sure you work with a reputable agent; you may consider talking to people who have already bought property and find out whom they recommend.

You will then need an attorney to negotiate the purchase. It would be very difficult to manage in the Spanish legal system, have your Spanish documents such as the contract, the mortgage and the maintenance agreements reviewed without a Spanish attorney. Hire your own attorney so that your interests are being protected.
